Description

This beautiful hotel is located in the heart of the Sierra de Gata, Cáceres, immersed in a 130-hectare estate, with good access. An hour and a half from Cáceres and Salamanca, only 3 hours from Madrid or Lisbon, and only five minutes from Valverde del Fresno or San Martín de Trevejo, towns with special tourist attraction. Located in an tranquil area and surrounded by nature.

 

HOTEL

The main buildings have been completely restored as a rural hotel with capacity for 25 people, preserving all of the original stone walls, dating from the late 18th century. The main rehabilitation, in a rustic style and with quality materials (wooden Climalit windows, stone floors, etc.), was carried out by the current owners in 2005 and later improvements have been made.

In total there are 6 independent apartments, 500 m² built, with fireplaces in all bedrooms, as well as heating, hot water and full bathroom.

There is also, the old stone oven that is today the hotel reception, the swimming pool (renovated in 2015) with sun loungers and gardens, as well as several attached warehouses and parking.

It has a restaurant with capacity for about 40 people, in addition to the main living room with a large antique stone fireplace, the hotel's large kitchen, terraces, toilet and annex warehouse, all built with top quality rustic materials (hand baked clay, wooden beams, chestnut, stone, granite countertops, etc.).

 

OWNER ACCOMODATION

The complex also has an independent main house, newly built on the stone walls of an old shed, built with top quality materials and rustic style (different hand-baked clay for floors, era bricks in chimneys and arches, wooden beams wood, slate, polished granite in kitchen, etc.). The house, located in a 3,000 m² garden totally independent from the hotel, with a swimming pool and two greenhouses, consists of 250 m² (3 bedrooms, 3 bathrooms, 1 Turkish bath, large living room with fireplace, dining room, kitchen with oven / fireplace, pantry , laundry room and covered porch), with underfloor heating and large rustic fireplace. It also has a basement (about 200 m²) as well as a large garage, boiler room and main laundry room.

The property also has a guard house, also newly built, with two bedrooms, bathroom, pantry, kitchen and living room with fireplace.

 

THE FARM

The farm has meadows of centuries-old holm and cork oaks, with original stone walls and various fenced areas. In addition, it has an olive grove area with ​​1,300 olive trees in production (Manzanilla and Cacereña varieties). The western limit of the farm is made up of a river that offers water all year round. The farm has a 90 m borehole with a 10,000 liter reinforced concrete cistern, a well and various ponds for livestock. 

 

OUTBUILDINGS

We also find a new agricultural warehouse (about 200 m²) with electricity and water, as well as pigsty, henhouse with a covered shed of more than 100 m² and another small warehouse separate from the main one, as well as a 1500 m² walled garden with water installation.

In the river area there is a small ruined stone hamlet with all the original stone available, ready to be restored and with the possibility of building another house in a spectacular forest setting, with 3 water springs and a well.

 

POTENTIAL

The hotel is currently in operation, with a high occupancy throughout the year, very good positioning in the national market for charming hotels (it belongs to groups such as Rusticae or Ruralka, as well as guides to charming hotels in El País, appearances in El Mundo, El País, Casa y Campo, Conde Naste Traveler, El Confidencial, Financial Times etc.), and also in the foreign market, such as the prestigious guide by Alastair Sawday) and is a good business today, in addition to the income that can produce the cattle operation itself and the leasing of the pastures.

The farm receives an additional annual agricultural subsidy, in addition to an important income for the management of hunting in the preserve (mainly a wild boar hunt each year).

 

WATER

The farm has a traditional water wheel well (about 5m deep and about 3m in diameter), which was originally used in the village to supply water centuries ago, with high quality water and which recovers very quickly.

In addition, there is a borehole well that is about 90 m deep and a three-phase pump to pump up the water. It is a fantastic well that has never given the slightest sign of running out, even in the harshest summers when the neighbours have lost their water and the owners have been able to continue supplying the livestock without problem, in addition to the hotel, pool etc. The water has been analysed from time to time, with very good results of potability.

Additionally, the riverbed could also be used, asking for a permit from the town hall, although there has never been any need in the owners' case.
